Terms of Rental

1. Age Requirment
You must be 24 years of Age or have permission from the owner to make a reservation.

2. Reservation/Security Deposit (Refundable within 7 days of Departure)
A $300 reservation/security deposit is required for all stays of 14 nights of less. A $400 security deposit is required for all
stays longer than 14 nights.

The deposit is NOT applied towards rent; however, it is fully refundable within 72 hours of departure, provided the
following provisions are met upon check-out.
a. No damage is done to unit or its contents (This includes breakages, excess wear and loss of home's contents.).
b. No charges are incurred due to contraband, pets or services rendered during the stay.
c. All debris, rubbish and discards are placed in nearest trash bin.
d. Soiled dishes are placed in the dishwasher and dishwasher started.
e. Towel placed in clothes washer and started.
f. No linens are lost or damaged.
g. No smells of smoke.
h. No animals present (Except for the Highland Reserve Home)
i. The renter is not evicted by the owner (or representative of the owner), the local law
enforcement or the security company employed by Chart Vacation Villa.
h. If damage occurs, the renter will be billed the amount of the repair and is responsible for
any additional funds greater than the security deposit. Any bill under the security
deposit, the renter will be refunded the difference within 72 hours of the work being
completed.

3. Rental Fees For Reservations More Than 90 Days Prior To Arrival
a. 25% of the Fees are due 90 days prior to arrival.*
b. 25% of the Fees 60 days prior to arrival.*
c. Remaining Balance is due 30 days prior to arrival.*
*Unless other arrangements are made, any reservation not paid in full by said due date, will forfeit all funds. See
Cancellation Policy for return of any funds.

4. Rental Fees For Reservations Less Than 90 Days Prior To Arrival
a. 50% of the Fees are due at time of reservation.**
b. Remaining Balance is due at the date determined by owner.**
**Unless other arrangements are made, any reservation not paid in full by said due date, will forfeit all funds. See
Cancellation Policy for return of any funds.

5. Forms of Payment
The owner accepts personal checks, money orders and Paypal. All credit card transactions must go through Paypal.

6. Check-In/Check Out Time (Time is Local)
Check-In Time is after 4 P.M. ***
Check-Out is prior to 11 A.M. ***
***If there is no guest immediately following prior or after your stay, you may opt to extend hours at a rate of $10/hour up
to a maximum of 4 hours.

7. Maximum Occupancy
The maximum number of guests per home is based on the number of bedrooms.This is a law. Any guests that exceed
this amount will immediately be evicted.
4 Bedroom - 10 people maximum including infants
5 Bedroom - 12 people maximum including infants
6 Bedroom - 14 people maximum including infants

8. Smoking Policy
There is no smoking in any home or on our any property at any time. Not complying will result in loss of Security Deposit.

9. Animal Policy
Highland Reserve is the only home that allows animals. The animals must be well behaved and can be kept indoors. Due
to some peoples severe reaction to animal dander, pets/animals are not permitted in the others homes list. If animals are
present at any time inside or in theyard, it will be an automatic loss of Security Deposit and immediate eviction.

10. Cleaning Service
While linens and bath towels are included in the home, daily maid service is not included in the rental rate, however it is
available at an additional rate.

The home will be thoroughly cleaned upon your arrival.

11. Falsified Reservation
Any reservation made under false pretense will be subject to forfeiture of any advance payment, deposit and/or rental
monies, and the party will not be permitted to check-in.

12. Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.

13. Change of Date or Cancellation Policy
a. While every effort is made to accommodate a change of date request, there is an additional $50 Change of Date fee.
b. All reservations are subjected to a non-refundable Reservation Deposit $100 (which is a part of the
Reservation/Security Deposit).
c. Cancellations 91 days or more prior to arrival will receive all monies paid, minus the " Reservation Deposit."
d. Cancellations 61-90 days prior to arrival will receive all monies paid, minus the Reservation/Security Deposit.
e. Cancellations 0-60 days prior to arrival, all monies are forfeited, unless re-booked. Any monies returned will be based
upon the rate at which it was re-booked.
f. Any payment that is made by personal check, money order, bank draft or cashiers check will not be refunded for 60
day after deposit.

14. Hurricane or Severe Storm Policy
Refunds WILL be issued using the following guidelines: The National Weather Service orders mandatory
evacuations in a "Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the
Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service
orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area.

Rental Fees to be refunded per guidelines:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after
the Hurricane Warning is lifted; and
c. Any advance rents collected or deposited for a booking that is scheduled to arrive during the "Hurricane Warning"
period.

15. The owner and/or the rental management company is not responsible for any accident,
injury or guests personal property while staying in the home or on the property mentioned.

16. By clicking the box for agreement of rental terms on the reservation form, you are agreeing
that you have read and understand these terms.
